The Seamus Ennis Arts Centre is a multi-disiplinary Arts & Cultural centre in the heart of Naul Village which aims to develop and maintain Arts & Cultural activities in rural Fingal. The SEAC runs year round activities including Concerts, Theatre, Traditional Irish Music Sessions among other activities which creates a regular customer attraction to the centre.

The Cottage Cafe comprises a fully fitted ready to go cafe/restaurant opportunity with furnishings. There is indoor seating for approximately 40 people and outdoor seating to the front of the premises.

LICENCE: The premises will be offered by way of licence and applications should be made by email directly to Michael Greene of Redmond Property.

LICENCE FEE: 28,500 per annum plus VAT

RATES: Local Authority Rates are the responsibility of the Licence Operator - 1,787.02 p.a.

WASTE DISPOSAL: The Licence Operator should maintain their own contract

WATER RATES: The entire site is billed to the centre and 50% is attributable to the cafe and is billed by SEAC to the Licence Operator

ESB: The entire site is billed to the centre and two thirds is attributable to the cafe and is billed by SEAC to the Licence Operator

GAS: There is no gas connected to the property

INSURANCE: The Licence Operator would require their own insurance for their own activities

WIFI, Alarm and telephone extension will be provided by SEAC
